Queens Cross Housing Association is seeking an experienced Property Services Officer (Factoring) to join our subsidiary, Queens Cross Factoring Ltd. The role involves ensuring that the 2,700 properties we own and manage are maintained to the highest standards.

The purpose of this post is to provide a knowledgeable repairs service to our clients. The successful applicant will lead confidently on major repairs schemes that involve voluntary tenement repair schemes, liaising with surveyors and Glasgow City Council for grant assistance. Organising cyclical and planned programmes of works and having the ability to understand complicated specification of works and read through and dissect relevant information within survey reports.

The post will also require the person to respond to technical questions and understand major works projects and confidently present to owners at evening meetings. The role will also require an understanding of title deeds, Property Factors (Scotland) Act 2011, the Code of Conduct for Property Factors and the Written Statement of Service to ensure our legal obligations as factor are adhered to.

Queens Cross Housing Association is looking to recruit a Finance Manager to the Business Services Team which supports the group’s subsidiaries Queens Cross Workspace and Queens Cross Factoring.

The Finance Manager plays a key business role for the subsidiary companies, setting and managing budgets, treasury management, analysing financial information, preparing management and annual accounts. The subsidiaries are medium-sized businesses in their own right and have their own separate property and financial management systems and software. Currently, the turnover for Workspace is £950k and Factoring is £2m and both companies are growing and developing.

The post-holder will report to the Business Services Manager and will line manage a small team of two Credit Control Assistants and one Finance Assistant.

Essential criteria:

• Minimum of 5 years’ experience in finance role.

• Experience of setting and managing of budgets.

• Experience of managing staff to achieve high performance.

• Experience of developing and implementing policies and procedures.

• Advanced knowledge of arrears management processes.

• Knowledge of Scottish law and court processes.

• Excellent IT skills (Excel, Word, Outlook, CSV files, and Powerpoint)

• Exceptional interpersonal and communication skills and the ability to effectively deal with difficult customers in a calm and professional manner.

We are looking to recruit a part time Welfare Rights Officer with relevant knowledge and skills to deliver a Welfare Benefit Advice service to the South Carer’s Service. The post is funded by the Carer Fuel Poverty Alleviation programme. The service will be managed by Southside Housing Association and will be available to carers living in the South East area of Glasgow

The successful candidate will have an in-depth knowledge of both the UK and Scottish Welfare Benefit systems and be able to deliver specialist welfare rights advice and support to people with caring responsibilities, their relatives and those they care for. They will assist clients to challenge benefits decisions and to prepare and support them in preparation for tribunals if appropriate. They will work closely with the existing Welfare Rights, Energy and Money Advice Service and with other community support services, ensuring a holistic person-centred approach.

In today’s environment, the ability to work in a changing environment with competing pressures is necessary and the successful candidate will be a team player with a “can do” attitude and the desire to learn new things while ensuring that our customers receive the best possible service.

A competence in using IT packages will be required.

Core Responsibilities:

As part of our newly implemented Frontline Services team, The Services Administrators are responsible for providing front line customer service; responding to enquiries (via telephone, email and reception) in relation to all housing management services including allocations, void management, sustainment and repairs services.

The ideal candidates will have a minimum of 3 x SCQF Level 5 or equivalent (including English), customer service experience and good time management and organisational skills.

Key Tasks:

1. Front-line customer service role, responding to enquiries (via telephone, email and reception) in relation to all housing management services including allocations, void management, sustainment and repairs services.
2. Rotating reception role: including welcoming visitors to the office, maintaining diaries and control sheets, including Health & Safety checks and registers; preparing meeting room facilities, and recording and managing the distribution of mail.
3. Providing advice and assistance to customers on GWHA services and activities, including liaising with other RSLs and partner agencies as required.
4. Supporting service delivery through the administration of policies and procedures, including housing allocations, mutual exchange, rent collection and monitoring, tenancy compliance and sustainment, and repairs recording and reporting.
5. Mitigating complaints through the provision of robust, accurate and prompt advice, information and support.
6. Arranging and carrying out house visits/viewings for routine services.
7. Maintaining and updating manual and computer records.
8. Assisting with the production of publications such as newsletters, invitations and display/information boards for GW events.
9. Assisting with the development and delivery of tenancy sustainment and wider role initiatives.
