Linstone Housing Association own and manage around 1,600 homes and provide factoring services to over 2,000 owners in Renfrewshire. Our homes are mainly family housing and we have 3 sheltered housing schemes, providing support for the residents.

The Director of Finance & Corporate Services is responsible for the strategic management of our finance functions, together with the Corporate Services functions encompassing governance, IT, HR, communications and compliance. With strong leadership skills, you will lead and manage the teams, and provide support across the Association, as well as to the Board. You will lead on the financial strategy and as a member of the Leadership Team you will contribute to the development and delivery of our business planning and strategic plan.

We have a fantastic opportunity for an Asset Officer to join our Asset & Property Services Team, which is a new role within the organisation. We are looking for a dynamic, forward looking individual who has excellent contract management, communication and organisation skills.

Reporting to the Asset Manager, you will have a key role in the planning and delivery of compliant planned investment and cyclical programmes, within mixed tenure communities (tenants and owners). A key element of the role will be reviewing our current factoring services to owners and ensuring compliance and a proactive approach to continuous improvement of the service.

Day to day duties will include:

  • Assist the Asset Manager with all Planned Investment, and relevant Cyclical Maintenance Works Contracts, from procurement to the completion of the defect liability period, including all contract administration
  • Assist the Asset Manager to monitor spend on planned investment and cyclical budgets & contracts
  • Ensure tenants and customers are informed at all stages of a project, through the development and implementation of communication plans
  • Ensure the stock database is kept current, including updating Stock Condition Survey data and component replacement data following planned investment works
  • Review all factoring information regularly (written statement of services etc.) for accuracy and compliance
  • Contribute to the delivery of a high-quality front-line service to customers
  • Contribute to the setting of factoring and planned investment service standards, key performance indicators and targets, in conjunction with the Asset Manager
  • Contribute to the development and delivery of the Association’s Business Plan Objectives

Essential skills:

  • Educated to minimum HNC level, in a relevant technical/building discipline or able to demonstrate working at an equivalent level
  • Experience within an asset management, property services, factoring or a relevant technical role
  • Experience in construction contract administration and quality control procedures
  • Experience of managing H&S in a construction environment
  • Experience in dealing with challenging customer groups
  • Monitoring project budgets and spend levels
  • Experience of customer consultation and managing customer expectations through good communication and engagement
  • Understanding of the role of Factoring within the Housing Association or Private Sector
  • Excellent IT skills and ability to ensure effective use of IT in service delivery and performance
  • Access to your own vehicle (insured for business use) and hold a full and current driving licence

Essential Qualifications & Skills:

  • Educated to minimum HND level, in a relevant technical/building discipline or able to demonstrate working at an equivalent level
  • Have a relevant H&S qualification or able to demonstrate knowledge and experience of managing H&S in a Construction environment. If you do not have a H&S qualification you must be willing to undertake one
  • Experience within asset management, property services, factoring or a relevant technical role
  • Knowledge and understanding of Health and Safety legislation & tenant safety (Gas, Electrical Safety, Asbestos, Legionella etc.)
  • Significant construction project management experience and evidence of delivering quality projects on time and budget
  • Demonstrable evidence of leading, motivating and developing high performing teams to deliver customer excellence
  • Excellent IT skills and ability to ensure effective use of IT in service delivery and performance
  • Able to demonstrate resilience, commitment, conflict resolution skills, and leadership
  • Access to your own vehicle (insured for business use) and hold a full and current driving licence

Linstone Housing is seeking to recruit a temporary Income Assistant to join our team. We are looking for an individual who is enthusiastic, innovative, hard-working and is committed to providing a high quality service to our residents. Based in the Housing Services Department the post holder will be directly responsible for providing front line services to our tenants and owner occupiers with regards to rental and factoring debt. Reporting to the Income Manager and supporting the Income Officers, the duties will primarily involve direct contact with tenants - carrying out home visits to tenants in rent arrears on behalf of the Income Officers. The post holder will also be responsible for reviewing small balance arrears cases, setting up payment agreements to reduce arrears, monitoring agreements for missed payments and taking prompt action, processing of payments and other related administration duties.

You will be required to work accurately under pressure, prioritise your workload and meet deadlines. Excellent computer skills and a flexible approach are also essential.

The successful applicants should be able to demonstrate:

• Excellent interpersonal and communication skills both written and verbal

• Excellent customer care skills and customer focused approach to service delivery

Community Energy Engager

We have an exciting new temporary post within Linstone Housing Association as we seek to expand our support to householders within our communities. We have secured funding from the Energy Redress Scheme to provide an energy advice service to tenants and factored owners of Linstone Housing Association. The service will educate people about their household energy consumption and support them to make behaviour and physical changes to reduce their carbon footprint in the home. This will be achieved by developing householder skills and confidence to take more control of their energy use and bills, provide advice on tariffs and fuel switching and encourage installation of fuel saving measures.

The post holder will lead the development and growth of this new service and will be responsible for driving the promotion and delivery of energy advice leading to behavioural change, installation of measures and a reduction in fuel bills.
